Using agents is a very effect way of gaining many buyers through their services, but with property prices increasing so is the fee that you are paying. We now offer the service of selling your own home on line at a lot lower fee.

Although there can be many complications in moving, it is still only basic practice that gets you moved. Your first step is to get the buyer or tenant to view your home. The best way of doing this is buy advertising; more exposure will give you a better chance. The local property paper is one of the best ways but it can be expensive to do this on your own.

Your Instructions

Once Biscal homes have been instructed, details will be drawn up with colour photos, room sizes and floor plans if required. Once this is done they are placed on the internet and advertising commences. At this time we also mail and call prospective buyers in order to find that buyer sooner rather than later. Viewings commence of which we can accompany and offers are hopefully received.

Home Information Pack

All properties that are now being sold require a home information pack before it can be sold. This is discussed and arranged at the time of valuation or instructions. Please contact us to discuss this further.

The property

We believe there are 3 reasons why a property will not sell.

1 ) The first is "The Marketing". All agents offer roughly the same, Press coverage, Internet, Mail outs etc,. We feel we can offer some extra marketing such as Floor plans and are always open to ideas, this is where our radio advertising came into effect. Feedback is the other key issue, if you are not aware of what is going on, then how are you going to know the best we to get your property sold ? We offer feedback after viewings and send you regular written reports informing you of what marketing we are doing and what response we are getting.

2 ) The second is "The Condition of the Property". We are honest and will tell you if it needs a lick of paint, or the best way to arrange the house. If we are getting viewings then the price is roughly right, so we will need to let you know what the buyers thoughts are and if there is a problem with the property we will advise you accordingly. If we are not getting viewings then we need to look at the marketing or the price.

3 ) The third is "The Price". You set the price, we will give you guide price and our thoughts but it is down to you at the end of the day. Once marketing, if you are not getting viewings then we need to look at the price. If we are getting viewings, we need to look at the feedback with a view to possibly reducing the price.

Sales

All offers that are made on your property, whether it be ?1000 or ?1,000,000 are treated in the same way. They will be submitted to you verbally and in writing as soon as possible. We will carry out checks to their means of funding the purchase and in some cases their chain if they have sold a property. Our financial advisors and Solicitors are recommend if required. Once we have all their details including solicitors and finances, the sale is then set in motion. At this point all parties will be notified in writing and the sale begins. We will make regular checks and keep you updated through out the sale.
