Letting Property As If It Was Our Own

Biscal Homes has been formed and run to suit the needs of our Sellers, Buyers, Landlords and Tenants. Founders decide that they would use their experience of what tenants wanted, matched this to the landlords needs, then create a tailored package for all. Every property, Every landlord and Every Tenant is different. The Landlord is the client and employs the agent to fulfill their requirements. After discussions, we tailor a package around the landlord and then find a tenant to match those requirements. We are always open to opinions and ideas, with an ever moving market we need to be up to date and in touch. We choose and reference every tenant as if they were moving into our own property, this gives us more peace of mind knowing that we have checked them. Managing our let gives us more respect from the tenants and gives us more contact ensuring all is well with the tenant but more importantly your property is safe and well kept.

Our aim is to provide the ultimate in customer service in a friendly manor where the landlord has control.

To Start
Once Biscal homes have been instructed, details will be drawn up with colour photos, room sizes and floor plans if required. Once this is done they are placed on the internet and advertising commences. At this time we also mail and call prospective tenants in order to find that tenant sooner rather than later. Viewings commence of which we accompany and offers are received.

The property
We inspect all properties for fire & safety regulations and will inform you if we think any works will be required to be carried out. We will also advise you to have a 240v Smoke alarm on each floor, fire extinguisher, Valid gas certificate, portable electrical appliance certificate,  carbon monoxide detectors and landlords insurance. Do not worry if you do not comply as we can obtain requirements for you.  It is up to you for unfurnished or furnished properties but we do advise that you leave a cooker.
Referencing tenants
All tenants are interviewed by Biscal Homes and asked to fill out an application form. Upon this being returned, reference fees are taken. We then contact the landlord and give them our thoughts, we also advise a meeting with the tenant in order, all are happy and any pre questions can be resolved. If all is well we then start referencing with a full credit search, Tenant bad reference , employment reference, previous landlord reference, bank reference and if necessary further in depth referencing. Providing all is fine we move in.

The tenancy
The agreement is between the Landlord and the Tenant. The term certain is normally 6 months., however we can change this length of period. All agreements are covered by the Housing Act. The agreement will also show the dates of the term certain, the deposit held and the payment to be made with the dates to be paid. In the agreement we also cover pointers such as smoking, pets, notice to leave, inspections and notice to carry out work, housing act?s etc. This way you and your tenant are protected.  If the property is managed then we will be noted as the acting agent and all dealings and payments will then be made direct to Biscal Homes.

Move in and check outs
When all the referencing has been carried out, all agreements have been signed and monies have been paid, we then move the tenant into the property. At this point we log all items at the property and the condition of the property including carpets If necessary we do take photos for evidence of damages. This is called the Inventory. Once the inspection has been carried out we get the tenant to sign the inventory in order that when we inspect the property and check the tenant out, the property is left in the same condition. Please note the deposit is not given back until the property has been satisfied as the original condition.
