Simple Way To Sell


When you first think of moving you call for a valuation, the agent will then discuss the price and their services.

We do the same and you can request a valuation on line by applying on line.

You then instruct the agent who will arrange for the Home Information Pack and your property details to be placed on the market.

We will refer you to a HIP agent and produce your property details.

The agent will commence marketing and arrange viewings for you property; sometimes they will accompany the viewings.

We will market you property and arrange the viewings, as it is your property we feel you know it better than us so we do not accompany viewings.

Once a buyer has been found the Agent will agree a price and a solicitor are instructed. They should then chase the sale through to completion. Some agents will also hand over keys at the time of completion.

We will negotiate the price and refer you to a solicitor. Whilst the sales transaction takes place, we feel that it is better for you to chase the sale as we would be a third party and it takes twice as long. We also prefer for you to show the new buyers around the house on the completion day in order they know how every thing works.


What about feed back ?

We believe there are 2 reasons why a property will not sell.


1 ) "The Condition of the Property". We are honest and will tell you if it needs a lick of paint, or the best way to arrange the house. If you are getting viewings then the price is roughly right. If you are not getting viewings then you need to look at the marketing or the price.

2 ) "The Price". You set the price, we will give you guide price and our thoughts but it is down to you at the end of the day. Once marketing, if you are not getting viewings then you need to look at the price.

When you are thinking of moving or whilst your property is being marketed look at other similar properties to yours. This should give you an indication of what price you should be on the market for. Most agents should give you feed back to what viewers have thought of your property. Most will make an excuse or say it’s just not for them. They may be 101 reasons why they do not want it but at the end of the day they are not interested so you have to look at the condition or the price.
