We are not legal experts on property safety and your home could be a ticking time bomb. Make sure you are safe and read information from the listed sites and make your own mind up, even if you own your own home or you dont. As a landlord you must ensure your property is safe and we always advise that you get a gas and electrical safety check carried out.

What is the Hazard Rating System ?
 
The principle behind the Housing Health and Safety Rating System (HHSRS) is that a dwelling should provide a safe and healthy environment. Dwellings are assigned a rating according to the severity of any hazards, ranging from a small chance of relatively minor harm to those where there is an imminent risk of major harm or death (the higher the hazard score, the greater the threat to health and safety).

Housing Health and Safety Rating System
 
The Housing Health and Safety Rating System (HHSRS) is the risk assessment procedure for residential properties. It replaced the Housing Fitness Regime on the 6 April 2006 in England, and in Wales later that year. HHSRS also replaces the Fitness Standard as an element of the Decent Homes Standard.

The decent homes standard is a measure of general housing conditions introduced by the Government in 2000. Although private landlords are not directly required to take any action to bring their properties up to this standard, the Government has set targets for local authorities. This challenge has had a major affect on their approach to the private rented sector and is therefore likely to have a significant indirect affect on landlords. The private rented sector currently has the lowest percentage of decent homes of all sectors.

Repairs - a guide for landlords and tenants
 

Information from Communities and local Goverment. This booklet tells you about landlords' and tenants responsibilities for repairs under short (less than seven years) leases of residential property. Short leases can be granted by private landlords or public bodies eg local councils, housing associations. They include periodic tenancies where the tenant has not got a fixed term agreement and occupies property eg from week to week or month to month. Through most of this booklet the terms 'landlord' and 'tenant' are used, but in some cases the arrangement between the parties will not be a tenancy but a licence. 'Licensor' and 'licensee' may generally be read for 'landlord'and 'tenant' wherever this occurs.
